We will always try to do our best to provide same day approvals. You will receive your advance within 24 hours after your commission advance is approved.
No. Approval is based on the information from your transaction. We do not base the decision on any personal financial statements.
We typically provide advances on all residential real estate transactions.
Ideally, we would want all contingencies to be removed, however we understand you sometimes need an advance before that takes place. We can work with you, in the meantime, and would want to know when your contingencies are due to be removed.
Yes, as long as you meet the requirements.
Yes. The minimum commission size is $1500.00.
Here are the fees we have for delayed closings and repayment: 61-90 – 17% 91-120 19%
No. The broker’s role is to authorize the advance request. They are not subject to or liable for paying the commission.
If a sale falls through, and you are unable to repay the advance, we would work with you on a replacement transaction/deal. You will be charged a new fee based on the original advance agreement date.
Yes. There are no penalties for paying before closing.
A late fee of $35 will be charged after the 15-day grace period.
We don’t charge a substitution fee but if a deal falls out we will reprice the fee from the advance amount to the close of escrow date of the substituted property.
